  • Curb appeal: Most buyer will decide in the first 3 seconds if they like a property or not. Some basic low cost maintenance (listed below) can be a simple yet effective way to improve the appearance and accessibility of your home. Making your home easy on the eyes while showcasing your pride of homeownership to buyers.

  1. Grass seed to fill spots in grass.

  2. Seasonal flowers and bark ground cover to dress up planters.

  3. Touch up paint to cover up scuffs and nicks. (Especially on the front door 1st impressions are big)

  4. Clean the carpets, deep clean the house, and organize closets.

  5. Lubricate doors so they are easy to use and are in good working order.

  6. Fresh Caulking around sinks and tubs.

  7. Air fresheners to maintain an inviting environment.

  • De-cluttering: Or what I like to call de-personalizing (Don't take this personally), 75% of the items that we have in our homes today we do not use on a daily basis. With that in mind, we want to keep the home clean and as inviting as possible for your buyers. As buyers are viewing the home we want them to focus all their attention on your house, not on the items in it. You want them to experience your house to the fullest because it only takes one reason for them to fall in love. For example, your beautiful hardwood floors show a lot better if not hidden by a stylish rug. Same goes for those gorgeous granite counter tops, they appear much larger and bolder with minimal items on them. Minimalism is key, houses show larger, lighter, and brighter this way. I know this can be a little time consuming and trouble some but the results of de-personalizing a home can be a night and day difference when done correctly.

  • Pricing: Pricing the house correctly is very important, you want the most amount of traffic possible. The more potential buyers, means more offers, equalling more money in your pocket. When this is done correctly your home will sell for the most amount of money in the quickest amount of time. Which in return lets us negotiate the terms that are best for you. Setting a listing price is not something you can trust to Zillow or any other computer program since condition is not taken into consideration.
