How It Works...
As a buyer you get pre-approved for a home
mortgage loan. You can pick any lender you would
like to work with and the loan program that fits your needs the best. From here on the SCV Estate Team will work hand in hand with you and your lender. We will provide you with a personal MLS portal which is the most effective way to shop and fastest way to be informed about new listings. From which you will be able to schedule home tours with a simple click of a like button. When you're ready to move forward with a property, we will provide you with a current market analysis so you can present an offer that's in your best interest. Once your offer gets accepted we will coordinate with you and your lender to complete the inspections, disclosures, and ensure a timely closing.
Then at the close of escrow, you will be credited with 50% of the realtor's commission. These funds will be split by the escrow company and applied directly to the buyers closing cost, appearing as a credit.
You may ask how can we credit you with so much money… Well that’s our little secret, if we said how we are able to do it more agents would be coping our secret sauce. Fact is we provide great services while keeping our cost low. All this in the effort to give you more with your real estate needs. There's no additional fees. We only earn a commission when you buy a home. You do not pay the SCV Estate Team directly—all commissions are paid by the sellers out of the sales price of the home via escrow. The Not So Fine Print:
*Closing cost credits are subject to lender approval,
possible restrictions with VA and FHA loans.
**The refund is subject to a minimum total commission of $10,000 for an even split to be achieved between the agent
and the buyers. Total commissions under the $10,000 amount will be split with the agent receiving a minimum of $5,000 and the difference to be credited to the buyer.
***Lenders may limit the maximum closing cost credit, if that maximum limit is achieved no further credit will be issued by the SCV Estate Team.
